March 15, 2018 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of February 2018.
There were 36 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings increased, compared to February 2017 when there were 31 closings in February. The median sale price for a single-family home decreased to $2,025,000 from $2,200,000 the median sales price in February 2017.
The average days on the market (DOM) for residential homes was 271 days; which was an increase from 224 days in February 2017.
"February 2018 vs. February 2017 was a 16% increase! There is a lot of energy with a busy market right now; closing in on thirty-six sales February 2018 VS. February 2017 thirty-one sales. The median sales price decreased when compared to last year, although still in line with past years median prices, to $2,025,000 from $2,200,000 in February 2017. The Average Days on Market did see a significant increase to 271 this year from what was 224 days on market last year this time. Greenwich was yet again our strongest sector this month; Greenwich closed in on twenty sales, which is the exact number of closings there were from last month, Janaury 2018. This months sales are also in-line with last years closings, only decreasing by one from January 2017. There is also a consistent median price in the two-million dollar range, closing in at $2,025,000 from $2,350,000 from February 2017.
